House Rules

These rules protect the property, guests, neighbors, vendors, and the quality of every Oasis Cove ATL experience. The responsible booking party must share them with every guest and vendor.

Material booking terms: These House Rules are incorporated into the Oasis Cove ATL rental agreement. Violations may result in denied entry, additional charges, removal from the property, or termination of the event without refund.

No promoters, ticket sales, open invitations, paid public admission, or public-access events.

1. Private, Invitation-Only Events

Every event must remain a genuine private event for invited guests.
No promoters, ticketed events, cover charges, public admission, open-invite parties, or public advertising intended to attract unknown attendees.
The reservation may not be resold, transferred, or represented as an event operated by the booking party.
Tickets, tables, sections, memberships, parking, food, alcohol, or admission rights may not be sold without prior written venue approval and all required permits and licenses.

2. Guest Count, Total Capacity, Vehicles, and Parking

The confirmed package must match the total number of people on the property at all times.
The maximum capacity is 100 total persons.
The count includes the responsible booking party, guests, children, DJs, decorators, caterers, bartenders, photographers, entertainers, planners, security, vendors, contractors, and staff.
Vehicle count must match the confirmed package. Onsite parking is limited to 40 vehicles maximum unless approved otherwise in writing.
No unauthorized street parking, neighbor-property parking, driveway or mailbox blocking, or unapproved overflow parking.
Rideshare, shuttle, valet, or offsite parking plans require advance approval.

3. Arrival, Setup, Breakdown, and Departure

No guest or vendor may enter before the approved access time.
Music and event activity must end by the confirmed reservation end time.
Guest departure, cleanup, vendor breakdown, loading, and property removal must be completed by the stated departure deadline.
Unauthorized early arrival or overtime may result in additional charges and loss of all or part of the security deposit.
Vendors may not remain on the property beyond the approved access period.

4. Alcohol, Smoking, Vaping, and Hookah

Alcohol may be possessed or consumed only by guests age 21 or older with valid government-issued identification.
No underage drinking, over-service, drinking and driving, or alcohol service after the approved cutoff.
Alcohol may not be sold unless all required state and local licenses, permits, taxes, and approvals are in place and Oasis Cove ATL has approved the plan in writing.
A licensed and insured bartender, liquor-liability coverage, security, and a last-call time may be required.
Smoking, vaping, cigars, hookahs, and similar products are prohibited on all turf areas.
Smoking is allowed only in the Venue-designated poolside smoking area.
Ashes, cigarette butts, hookah coals, and hot smoking materials must be placed in proper receptacles and never on turf, landscaping, furniture, decks, or in ordinary trash while hot.

5. Pool Safety, Water Use, and Minors

Pool use is at each participant’s own risk. No lifeguard is provided unless separately contracted in writing.
Responsible adults must actively supervise minors and non-swimmers at all times.
No running, pushing, horseplay, unsafe diving, intoxicated swimming, or dangerous pool toys or equipment.
No glass containers in or immediately around the pool.
Diving is allowed only where specifically posted or approved.
Oasis Cove ATL may close the pool because of weather, contamination, maintenance, unsafe conduct, or rule violations without refund.
The Venue does not provide childcare or assume custody or supervision of any minor.

6. Prohibited Items and Conduct

No firearms, weapons, illegal substances, fireworks, explosives, or unapproved open flames.
No fighting, threats, harassment, vandalism, reckless conduct, dangerous games, or unauthorized drones.
No conduct likely to cause injury, property damage, police response, or neighbor disturbance.
No pets, subject to applicable service-animal law.
No nudity visible beyond the private premises.

7. Restrooms and Indoor Access

Guests must dry off before entering indoor restroom areas.
Wet clothing, dripping pool water, mud, food, drinks, smoking, and loitering are not allowed indoors.
Indoor access is limited to the approved restroom route and any other area expressly identified by venue staff.
No access to private rooms, storage areas, residential areas, or other restricted spaces.

8. Music, Noise, and Respect for Neighbors

Music, amplified sound, performances, announcements, and event activity must comply with venue sound limits, applicable law, and the approved ending time.
Venue staff may require immediate volume reduction or shutdown.
No vehicle horns, shouting, outdoor loitering, or loud load-out activity after the event.
Respect for the property, neighbors, venue staff, law enforcement, and the surrounding environment is required at all times.

10. Vendors, Food, Catering, and Event Staffing

All vendors must be identified and approved before the event.
The responsible booking party is accountable for vendor conduct, insurance, licenses, arrival, parking, setup, cleanup, and compliance.
Cooking locations, food safety, grease disposal, trash handling, delivery routes, and power use are subject to venue direction.
Security officers, parking attendants, lifeguards, bartenders, restroom attendants, or other staffing may be required based on event size, alcohol, entertainment, age group, risk, or local requirements.

11. Cleanup, Property Condition, Damage, and Extra Charges

The property must be returned in the condition received, ordinary wear excepted.
All décor, food, personal property, vendor equipment, and trash must be removed or placed as directed.
Excessive trash, stains, spills, bodily fluids, pool contamination, wet indoor areas, smoking debris, or furniture relocation may result in cleaning charges.
The responsible booking party is financially responsible for damage, theft, missing items, unauthorized attendance, parking violations, overtime, and rule violations caused by any guest or vendor.
Oasis Cove ATL is not responsible for lost, stolen, abandoned, damaged, or weather-affected personal property.

12. Weather, Emergencies, and Venue Safety Authority

Oasis Cove ATL may suspend pool use, music, electrical equipment, tents, or the entire event when lightning, high winds, flooding, unsafe conditions, government warnings, or property risks arise.
The reservation deposit remains subject to the signed weather and cancellation terms.
When the Venue offers or recommends a weather transfer and the client chooses to proceed, the client may give up that transfer option for the event.
A responsible sober event contact must remain onsite when required by the reservation documents.

13. Staff Direction, Removal, and Termination

Venue staff may inspect the event and enforce the agreement and House Rules at any time.
Staff may refuse entry, remove people or prohibited items, stop unsafe activity, contact law enforcement or emergency services, and require immediate corrective action.
The event may be ended without refund for safety violations, illegal activity, private-event violations, excess attendance, parking violations, failure to follow staff direction, or material breach of the rental agreement.
Ending an event does not eliminate responsibility for unpaid charges, damages, cleanup, or other valid amounts.

The responsible booking party must provide the House Rules to guests, vendors, decorators, DJs, caterers, photographers, entertainers, and staff before arrival.
